What to Expect When Building New in Auckland

The North Shore is one of the hillier parts of Auckland, and that matters the moment you break ground. A large number of sections in Birkenhead, Northcote, Glenfield, and the surrounding suburbs sit on slopes that require retaining walls, cut-and-fill earthworks, or engineered pile foundations before any framing starts. These aren't optional extras - they're structural requirements that affect both build time and budget, and they're not visible on a floor plan or a flat site photo. We assess ground conditions and slope requirements at the initial site visit, before scope is agreed, so there are no structural surprises once the job is underway.

Ground conditions add another layer. Clay soils and variable fill are common across older North Shore sections, and clay behaves differently depending on the season and what's been done to the site previously. Foundation design on the North Shore isn't a standard exercise - it's site-specific. We identify risk areas early and factor them into the quote rather than flagging them once we've already started digging.

Planning rules are the third thing that catches people out. Under the Auckland Unitary Plan, what you can build and where you can build it depends on your specific zone - Mixed Housing Suburban, Mixed Housing Urban, Single House, and others all have different rules on height, setbacks, site coverage, and whether a minor dwelling is permitted at all. Some parts of the North Shore also sit in character overlay areas that add further restrictions. We check what your site allows before any scope or budget conversations happen, not after.

Site Prep & Foundation

Earthworks, retaining where needed, foundation construction. The work no one photographs but the work everything else sits on.

Framing & Structure

Wall framing, roof structure, and weathertight enclosure. We communicate before acting if anything on site differs from what was planned.

Services Rough-In

Plumbing and electrical rough-in coordinated before linings go on. Inspected before closeup.

Line & Close Up

GIB, insulation, internal linings, and window and door installation.

Finishing & Handover

Painting, flooring, joinery, kitchen, and bathroom fit-out. Code of Compliance Certificate, and Halo guarantee registration where applicable.

Every new residential build requires a building consent from Auckland Council - without it, the build can't proceed and the finished property can't be insured or sold with a clear title. Depending on your site and zone, a resource consent may also be required on top of the building consent, particularly for minor dwellings or builds that push Unitary Plan limits. Auckland Council's processing times vary, and we factor in realistic lead times when we give you a project timeline - not just the statutory minimum. We advise on what your project needs at the initial site assessment, before any scope is committed to.

How much does a new home build cost in Auckland?

Costs vary depending on site conditions, build type, consent costs, and specification. We come to the site and give you a written quote based on what we actually see. There's no reliable ballpark without looking at the section first.

How long does a new home build take?

From consent approval to completion, a typical new house build runs 6–12 months. Granny flats and minor dwellings are generally faster. Auckland Council consent processing adds time before building can start - we factor this into the timeline we give you at the quote stage.

Do I need a building consent to build a granny flat?

Yes - minor dwellings and self-contained units require a building consent. Whether you also need a resource consent depends on your Auckland Unitary Plan zone. We advise on both at the initial site assessment.

Can you build on a sloping North Shore section?

Yes - most of our North Shore new build work involves some degree of slope. Retaining walls, engineered foundations, and cut-and-fill are things we scope and quote as part of the job, not surprises after you've signed.
