Damaged or moisture-affected cladding cut out and reinstated correctly. We work with timber weatherboard, fibre cement, and cavity-drained systems.

Rot Repairs

Timber rot behind cladding, around window joinery, in fascia boards, and under eaves - cut out, framing treated, reinstated with new timber. Not filler over the damage.

Leak Investigation & Repairs

Site Inspection & Scope

We visit and inspect the building - roof, gutters, cladding, joinery, any signs of water ingress or structural movement. We write up what we found, what's causing it, and what needs to happen. We do not quote from photos or descriptions.

Written Quote & Scheduling

A fixed price or estimated range tied to the specific scope. If additional damage might be found behind the surface, we state that upfront before you commit. Scheduling confirmed in writing before the job starts.

Work, Reinstatement & Sign-Off

Repairs completed and all openings left weathertight before we leave. We walk through the completed work with you before signing off. Where Restricted Building Work was carried out, you receive a Record of Work tied to the property address.

Requires a Licensed Builder in New Zealand

Not every maintenance job requires an LBP - but more of them do than homeowners realise.

Work in these categories carried out by an unlicensed person cannot be assigned a Record of Work, creates complications at Council inspection, and can void insurance coverage or create disclosure obligations at future property sale.

How much does building maintenance work cost in Auckland?

Every job is quoted after a site inspection - cost depends on what's found, the type of repair needed, whether scaffolding is required, and the materials involved. The site visit is free and the written quote commits us to a scope and price.

How do I know if I have rot or cladding damage?

Early indicators include paint bubbling or peeling on exterior walls, weatherboards that feel soft or spongy, water staining inside around window frames, or a damp smell in rooms sharing an external wall. By the time rot is obvious from outside, it has usually gone further into the framing than is visible.

Do you handle work required for insurance purposes?

We can scope and quote repair work required for insurance compliance, provide Records of Work where Restricted Building Work is involved, and supply dated before-and-after photos.
