Albany's Growth Sets It Apart
Albany went from farmland to one of the North Shore's main hubs inside three decades. Massey University's Albany campus opened in 1993, Westfield Albany followed in 2007, and North Harbour Stadium and the surrounding business park filled in around them. New subdivisions have kept pushing out through Albany Heights, Rosedale, and Schnapper Rock ever since, and the growth hasn't stopped.
We take on work throughout Albany and the surrounding growth corridor, from new-build additions and minor dwellings on recently subdivided sections to renovations on the first wave of 1990s and early 2000s homes that are now old enough to need updating. We also cover Rosedale, Unsworth Heights, and Greenhithe, all close by and sharing a similar newer-build profile.

Albany's housing splits into two eras. Most of the suburb is standalone homes from the 1990s and early 2000s subdivisions, and a good share of our work here is bringing kitchens, bathrooms, and living spaces built in that era up to a modern standard - work that isn't needed yet in newer builds but is now overdue on twenty to thirty-year-old homes. Alongside that, Albany has one of the highest concentrations of new townhouse and terraced housing on the Shore, driven by its metropolitan centre zoning.
New sections change what gets asked for. A newly built townhouse or a home on a recently subdivided Albany section typically arrives without a deck, fencing, or finished landscaping, so we do more of that first-fit-out work here than in the older, already-established suburbs we cover. It's a different mix of jobs to somewhere like Devonport or Northcote, but one we're set up for.
