Change How We Plan a Build
Devonport is one of the most intact Victorian and Edwardian townscapes left in Auckland - narrow streets, timber villas and bungalows, and a low-rise streetscape that's stayed largely the same for over a century. Most of the suburb falls inside Auckland Council's Special Character Areas overlay, which protects street-facing facades and heritage form. That means a renovation or extension in Devonport often needs to work harder at the front of the house to preserve the original character while making real changes happen at the rear or upstairs, and the resource consent process reflects that.
We've worked within these rules before, so we scope Devonport jobs with that in mind from the first site visit - what can change, what has to stay, and how the consent process will run. We also work regularly in Narrow Neck, Cheltenham, and Belmont, all bordering Devonport and sharing the same heritage streetscape and older housing stock.

Devonport's housing stock is mostly pre-1920s villas and bungalows, many of them on small, tightly packed sections close to the town centre and the ferry terminal. Streets here are narrower than most of the North Shore, and a lot of properties have limited or no vehicle access, which changes how materials get onto site and how a build is sequenced compared with a standard suburban section. Some streets also sit on the slopes of Mount Victoria and North Head, Devonport's two volcanic cones, adding ground conditions into the mix that don't come up on the flatter sections further round the Shore.
With very little vacant land left in the suburb, most of our Devonport work is renovation and extension rather than new build - updating a character home for modern living without losing what makes it a character home in the first place. That's a different job to a new-build consent, and it's the kind of detailed, character-conscious renovation work we do well.
