The Homes We Renovate and Build in Beach Haven
Beach Haven was originally laid out as a bach settlement, and a good number of those older baches are still standing alongside the 1960s and 70s bungalows and ex-state homes that make up most of the suburb's housing. Renovating one of these is different work to a newer home - older wiring, single-glazing, and layouts built for a smaller household than most families want today. Alongside that, the suburb's waterfront-facing sections have attracted a run of newer architecturally designed builds over the last decade or so, which is where our new build and extension work in Beach Haven tends to sit.
That spread means we're just as likely to be reworking a kitchen and bathroom in a 1970s bungalow on a Tuesday as framing a new deck off an architecturally designed waterfront home on a Thursday. We cover both ends of that job.
Site Conditions
Decks, Retaining Walls & Fencing for Beach Haven's Sloping Sections
Beach Haven sits on a peninsula, and a lot of the suburb slopes down toward the harbour or the bush gullies around Hellyers Creek and Kauri Park. Sections here are more likely to have a level change between the house and the back yard, or a harbour outlook worth building out to, than a flat section further inland. That's the kind of site where a well-built deck earns its keep, and where retaining walls and proper fencing matter for holding the land and making an awkward slope usable rather than just a drop-off no one goes near.
We also work on Birkdale and Birkenhead sections nearby with similar terrain, so sloping sites, gully access and harbour-facing decks are a regular part of what we quote in this part of the North Shore.
A Suburb On the Move
Renovation Demand Is Rising Across Beach Haven
Beach Haven is one of the few Auckland suburbs with its own passenger ferry, running from the wharf to Hobsonville Point and the CBD, and that direct commute has pulled in a wave of younger buyers over the last several years. A lot of them are taking on the suburb's older baches and ex-state bungalows and bringing them up to a modern standard rather than starting from scratch, which lines up with the renovation and kitchen and bathroom work that makes up a good share of what we do in Beach Haven.
We also cover Birkdale and Verrans Corner, both right on Beach Haven's boundary and going through a similar shift as the wider Kaipātiki area fills in.
