Renovating Browns Bay Family Homes
Browns Bay grew up around its beach and shopping village on Anzac Road and Clyde Road, and much of the housing around it was built from the 1960s through to the 1980s. These are solid family homes, but many have the layouts of their time: small closed-in kitchens, a single bathroom, and living areas that turn their back on the view. Renovating one usually means opening the kitchen to the living space, reworking the bathroom, and dealing with whatever the original wiring, insulation and joinery have turned into after forty or fifty years.
Many owners here are staying put rather than moving, because the beach, the village and the schools are the reason they bought. For them a staged renovation or an extension often makes more sense than a sale, and that is the house renovations and kitchen and bathroom work we do most often in Browns Bay.

Much of Browns Bay climbs away from the beach, so many sections have a level change between the house and the garden, and the best view toward the water and Rangitoto is often from an upper floor or an elevated deck. That suits a well-built deck with proper bearers, footings and handrails, and it makes retaining walls and fencing part of the same job rather than an afterthought.
The other local factor is salt air. Being this close to the coast is hard on exposed timber, fixings and cladding, so we specify materials and fixings with that exposure in mind and look closely for rot and failed coatings when repairing older homes. We also work in nearby Albany and Milford, so the East Coast Bays and the wider North Shore are familiar ground.
