What's in Scope

House Renovation & Extension Work
We Take On Across Auckland

House renovation in progress in Auckland

Full House Renovations

Complete overhaul - new layout, structural changes, updated services, and new finishes throughout, managed start to finish.

Extensions & Additions

Bedroom additions, rear extensions, garage conversions, and second-storey builds - scoped to what the existing structure can carry.

Villa & Bungalow Renovations

A significant part of our Auckland work is on pre-1970s homes. Villas, bungalows, early weatherboard houses - we know what to expect on these builds.

Structural Reconfigurations

Load-bearing wall removal, opened-up living areas, and internal footprint changes - with LBP supervision and consent where required.

Interior Fit-Outs

New room configurations, internal walls in or out, updated linings and finishes without touching the exterior.

Kitchen & bathroom work

Project Management

On larger jobs we coordinate the full trade sequence - framing, plumbing, electrical, GIB, painting, tiling. One contact, not five.

Worth Knowing

What to Expect When Renovating a Villa or Bungalow in Auckland

A large proportion of homes in Birkenhead, Northcote, Glenfield, Takapuna, and Devonport were built before the 1970s. Opening them up reveals things that catch builders who don't work on them regularly.

Construction site overview - O'Neill Construction Auckland project

Subfloor Rot & Pile Settlement

Common in older piled homes. Needs to be dealt with before any work above it holds - we assess this at the initial site visit.

Non-Standard Framing

Pre-metric dimensions and materials that don't match modern products - we factor this into the quote rather than calling it a surprise later.

Asbestos Risk

Pre-1990 homes may contain asbestos in cladding, flooring, or ceiling tiles. We assess and advise before any work proceeds.

Character Overlay Properties

Some suburbs face additional consent scrutiny for exterior changes. We flag this before scope is agreed so there are no planning surprises mid-project.

How It Works

How We Run a House Renovation Project

Site Visit

We come to the property, walk through the scope, and assess what the existing structure tells us - particularly important on older homes.

Written Quote

A written quote based on what we've seen, with likely risk areas flagged. Clear scope, not a loose estimate.

Consents

We advise on what's required and work with your designer or architect on documentation where needed.

Strip-Out & Structure

Demolition, structural framing, and subfloor repairs. We communicate before acting if something unexpected comes up.

Services Rough-In

Plumbing and electrical rough-in coordinated before linings go on.

Line & Close Up

GIB, insulation, and internal linings.

Finishing

Painting, tiling, joinery, flooring, and fit-out - including any kitchen or bathroom work in scope.

Sign-Off

Final inspection, Code of Compliance Certificate, and Halo guarantee registration where applicable.

Consents Explained

Do You Need a Building Consent for Your House Renovation?

Cosmetic interior work - painting, flooring, replacing cabinets - generally doesn't need consent. Structural changes, extensions, alterations to the building envelope, and new or altered drainage typically do. We advise on what applies at the initial site visit, before any scope is committed to. If consent is needed, we can coordinate with your designer or architect on the drawings.

Licensed & Guaranteed

The Credentials That Protect
Your Renovation

Structural renovation work is restricted building work under the NZ Building Act. Here's what we hold — and what it means when it's your home on the line.

Licensed Building Practitioner (LBP) logo

LBP Licensed

Structural work — removing walls, adding extensions, altering foundations — is restricted building work. Our LBP licence means it's legal, consented correctly, and signed off with a Record of Work for your property file and future resale.

New Zealand Certified Builders (NZCB) logo

NZCB Certified

NZCB membership holds every renovation we take on to a certified trade standard above the legal minimum — and is the gateway to the Halo 10-year guarantee on eligible work.

Halo 10-Year Residential Guarantee logo

Halo 10-Year Guarantee

Eligible house renovations and extensions qualify for the Halo guarantee — registered independently through NZCB. It covers defects in workmanship and stays attached to the property, not just the current owner.

HazardCo Member

HazardCo Member

Older Auckland homes often contain asbestos, lead paint, or concealed structural hazards. We use HazardCo to identify and document risks before work starts — protecting our crew and everyone in or around your home during the renovation.

Site Safe Member

Site Safe Member

Renovation work happens inside and around people's homes. Site Safe membership means we run professionally managed, compliant sites — so your family stays safe while the work is underway.

BCITO Qualified

BCITO Qualified

Renovating existing homes demands more than new-build knowledge — reading structures, working within heritage constraints, and matching finishes across old and new. Will's BCITO trade qualification is the foundation behind every renovation we take on.

Renovation Costs

What Affects the Cost of a
House Renovation in Auckland

No set prices - every job is quoted after a site visit. Here's what drives cost on Auckland renovation projects.

Scope
Full structural rebuilds cost significantly more than interior refits. We quote to what the job actually requires.
Existing Structure
Older homes can reveal rot, settlement, or damaged foundations once walls open. We flag likely risks in the quote.
Consents & Council Fees
Application, inspection, and CCC fees vary by scope. We give a realistic range at the site visit.
Materials & Finish Level
Standard spec versus premium joinery and tiling makes a direct difference to total cost.
