Are Reshaping the Suburb
Milford's growth is concentrated around two landmarks: the Milford shopping village and the boat harbour at Milford Marina, one of the few marinas on this stretch of the North Shore coast. The blocks immediately around the shops and the marina are zoned for higher-density development under Auckland's Unitary Plan, and that's brought a wave of new apartments and townhouses into an area that was almost entirely standalone housing a generation ago.
That growth sits alongside the established residential streets further back from the centre, where most of our work happens - renovating and extending 1950s to 1970s homes rather than the new-build apartment activity going up around the village. We also work regularly in Takapuna, Castor Bay, and Forest Hill, all close to Milford and sharing a similar coastal North Shore profile.

Renovate in Milford
Milford's housing splits by how close a property sits to the coast. Along the clifftops and streets above Milford Beach, homes look straight out over the water to Rangitoto Island, and that outlook drives a lot of the renovation and extension work we do here - opening up living spaces, adding decks, and re-orienting a home to make the most of the view. Further back from the water, the suburb is mostly standalone homes built through the 1950s to 1970s, similar in age and scale to the housing stock in Glenfield and Birkenhead.
Being on the coast changes the build. Homes near Milford Beach and the marina face more salt air and wind exposure than inland North Shore streets, so we factor that into the materials and fixings we use, particularly on decks, cladding, and anything metal. It's the same consideration we apply on other coastal North Shore jobs, and it's a standard part of how we scope a Milford project from the first site visit.
