Kitchen Renovations

New cabinetry, benchtops, splashback, sink, and tapware. Layout changes - including moving the island, re-orienting the galley, or opening up to an adjacent living area. Where the layout changes, we coordinate plumbing and electrical repositioning as part of the same job rather than leaving that to you to arrange separately.

Bathroom Renovations

Full gut-outs or targeted refreshes. Waterproofing, floor and wall tiling, new vanity, toilet, shower or bath, tapware, and mirrors. We cover ensuites and powder rooms on the same basis - same scope, smaller footprint.

Laundries

Laundry renovations - new tub, joinery, flooring - often run alongside a kitchen or bathroom as part of the same mobilisation. We include these where they're part of the same job.

Bedrooms & Living Rooms

Full interior fit-out work: new flooring, feature walls, built-in joinery and wardrobes, and interior repaint. If the brief extends beyond the wet areas to the rest of the house, we manage the full sequence under one contract.

Worth Knowing

Waterproofing & Wet Area Compliance in Auckland Bathroom Renovations

Bathrooms are wet areas under the New Zealand Building Code - clause E3 governs internal moisture. Any time a bathroom renovation touches the waterproofing membrane - replacing floor or wall tiles, installing a new shower or bath, reconfiguring the wet zone - the waterproofing must be installed to E3 standards and documented before tiling goes on. This is not optional. Skipping it, or having it done incorrectly, creates a long-term liability: water behind tiled walls rots framing and grows mould without any visible sign until the damage is significant. It's also an issue at the point of sale - unpermitted or non-compliant wet area work has to be disclosed to buyers.

We install proprietary waterproofing membranes to manufacturer specification and hold work for inspection before tiling begins. On consented jobs, the waterproofing inspection is part of the Auckland Council inspection sequence. On minor works where consent isn't required, we apply the same standard - the building code requirement doesn't change because the job is small.

This is one of the practical differences between using a licensed builder and an unlicensed renovator for a bathroom job. An unlicensed operator isn't obligated to hold for inspection or document the waterproofing stage - but the homeowner carries the liability either way. We document the waterproofing on every bathroom renovation.

Strip-Out & Rough-In

Materials confirmed and ordered before work starts. Existing kitchen or bathroom removed back to the substrate - framing assessed, any issues disclosed. Plumbing and electrical rough-in to new positions, inspected before linings close. Waterproofing membrane installed and documented before tiling.

Fit-Off & Handover

Tiling, cabinetry, benchtop, tapware, fixtures, and final clean. You get a finished, ready-to-use space.

No set prices - every renovation is quoted after a site visit and a scope conversation. These are the variables that make the biggest difference to what a kitchen or bathroom renovation costs.

Layout Change vs Same Footprint
A kitchen or bathroom that stays in the same location with plumbing in existing positions costs significantly less than one where the layout is changing. Moving drains, repositioning the shower, or relocating the toilet means opening floors, re-routing plumbing, and likely a building consent. We assess what the existing layout allows and what a change will actually cost at the consultation - before you commit to anything.
Cabinetry Specification
Standard flat-pack, semi-custom, and custom-made joinery sit at different price points and different quality levels. We can advise on what's right for the budget and the brief - flat-pack is not always the wrong answer, and custom is not always the right one.
Benchtop Material
Laminate, engineered stone, natural stone, and solid timber vary considerably in cost and in what's involved in fabrication and installation. Engineered stone requires templating after the cabinetry is in. Natural stone requires sealing and different handling. We factor the full installation sequence into the quote, not just the material cost.
Tile Selection & Area
The cost of tiling is driven by the tile itself and by the labour - large format tiles, complex patterns, and natural stone take more time and skill than standard ceramic in a running bond. Floor area and wall height also affect total tiling cost.
Trade Scope
A bathroom that needs both plumbing and electrical work within a consented project costs more than a cosmetic refresh where neither trade needs to open up the walls. We coordinate the trade sequence - you get one quote covering the full job, not separate quotes from four contractors that you then have to manage.
Existing Condition
What's found behind the walls during strip-out affects the scope. Rot, moisture damage, or structural issues are addressed as agreed variations - disclosed when found, not buried in the final invoice.

How much does a kitchen renovation cost in Auckland?

Kitchen renovations range considerably depending on layout, cabinetry quality, benchtop material, and whether plumbing or electrical needs to move. We don't publish ballpark figures because the spread is too wide to be useful - a cosmetic refresh and a full gut-out with a layout change are entirely different jobs. We come to the site, look at the existing space, and give you a written quote based on what's actually there.

Do I need a building consent to renovate my bathroom in Auckland?

Not always. Replacing tiles, fixtures, and tapware in their existing locations is generally exempt from consent requirements. Relocating plumbing, removing walls, or adding a new bathroom where there wasn't one will typically require a building consent from Auckland Council. We advise on which category your project falls into at the initial consultation - before scope is agreed.

Do you do kitchen and bathroom renovations outside the North Shore?

Can you coordinate the plumber and electrician, or do I need to arrange them myself?

We coordinate the full trade sequence - plumber, electrician, tiler, and GIB stopper. You deal with us, not with multiple contractors trying to align their own schedules. This is included in how we run kitchen and bathroom jobs, not an optional extra.

How long does a kitchen or bathroom renovation take?

A bathroom renovation typically runs 2–4 weeks once we're on site. A kitchen is similar - 2–5 weeks depending on scope and whether the layout is changing. Lead time before we start depends on our current workload, material ordering, and whether a consent is required. We give you a realistic project timeline at the quote stage.
