Renovating Birkdale's Family Homes
Birkdale is a settled residential suburb of family homes. Older family homes are often solid, but many still have the original galley kitchen, a single bathroom and a lounge that does not open to the section. For homes like these, the usual approach is to keep the house, rework the kitchen and bathroom, open up the living area and add a deck so the indoors connects to the yard.
Older houses also bring maintenance work into view once walls are open. Cladding, window joinery and old framing are checked as part of the quote, so you know what is behind the lining before the renovation starts.
Every Birkdale job starts with a site visit from Will, who walks the house with you, talks through what you want changed and what can stay, and sends a written quote afterwards. Because Will runs the job himself, the person you spoke to at the quote stage is the person on site. Renovation, kitchen, bathroom and deck work can be scoped together, so you are not coordinating separate trades for one project. If a consent is needed, we explain what it covers before work begins.

Minor Dwellings, Fencing & Retaining Walls on Birkdale Sections
Many Birkdale sections are generous enough to carry a second building, and a minor dwelling or granny flat at the back is a common project on the North Shore. Where a section has been split or built on, boundaries matter: new fencing, retaining where the ground steps, and clear access for the build.
We build minor dwellings and garages as part of our new builds work, and we handle the boundary fencing and retaining walls in the same job, so one builder runs the whole site. Neighbouring Birkenhead and Northcote jobs raise the same questions, and we work across both.
Near the Harbour
Building Near the Upper Harbour in Birkdale
Birkdale sits on the upper Waitemata Harbour. Homes closer to the water see more salt, wind and damp, so weathertightness, decking timber choice and fixings are worth getting right at the start. We use materials suited to that exposure.
