"Will has now completed two projects for us. A carport rebuild and a large gazebo. Both have exceeded our expectations. We gave Will a basic concept and he pulled the job together for us. All completed to budget and we even added extras along the way. I highly recommend Will and his team for excellent workmanship and a quality job."

Northcote Is One of Our
Most Regularly Worked Suburbs
Northcote is about ten minutes from our Glenfield base - close enough that we can be on site for a morning quote and back on a job before afternoon. We work here regularly, alongside Birkenhead and Birkdale to the west, and the suburb has been part of our working patch for years.
The range of building work in Northcote is broader than most North Shore suburbs. At the Point, you have genuine character homes - early bungalows and villas, some of the oldest residential stock on the North Shore - where the work is typically sympathetic renovation rather than a full teardown. Further into the suburb, the 1960s and 1970s state and residential housing stock is being steadily updated: kitchens and bathrooms that haven't been touched in decades, extensions onto homes that were built to a smaller footprint, and minor dwellings being added to larger sections.
That range is something we're set up for. We do both: detailed renovation work in character homes where the materials and detailing matter, and practical build-and-extend jobs on the residential stock that makes up most of Northcote. Familiarity with both ends of the Northcote property market makes a difference when scoping what's actually in front of you.
We also work across Birkenhead, Birkdale, and Highbury from the same base - all neighbouring Northcote and sharing similar residential patterns.
The Homes We Build and
Renovate in Northcote
Northcote sits between two distinct property worlds. On the Point - the peninsula that pushes toward the Harbour Bridge - the housing stock is some of the oldest on the North Shore. Villas and bungalows from the early decades of the last century, many of them well-maintained and valued precisely for what they are. Renovation work here calls for a different approach: matching original linings, working around existing character details, and building extensions that sit alongside the original rather than overpower it. It's work that rewards a builder who pays attention to what's already there.
Away from the Point, the Northcote residential story is a different era. The 1960s and 1970s state and private housing stock across the broader suburb is at the stage where serious renovation makes sense - original kitchens and bathrooms due for replacement, living areas that were built for a smaller way of life, and sections that are large enough to accommodate a minor dwelling or sleep-out on the back. The demand for minor dwellings in Northcote has been consistent in recent years as homeowners look to add income potential or accommodate family - and these jobs suit a builder who can manage the consenting process alongside the build.
Access across most of Northcote is straightforward - the suburb sits on generally flat to gently rolling terrain, without the steep driveways and narrow valley roads of Birkenhead. That means most sites are practical for material delivery and scaffolding setup, and the job runs cleaner from day one.
What We Check Before We
Build on a Northcote Site
Soil, wind exposure and consent requirements shift from street to street across Northcote. Here's what we're already factoring in before a peg goes in the ground.
Soil, Drainage & Footings
Northcote's soils are largely clay-based, consistent with most of the North Shore, and lower-lying sections near Kaipātiki Creek can hold more moisture than they first appear to. That changes footing design and drainage detailing more than most homeowners expect — we assess it at the first site visit, not after the contract's signed.
Coastal Wind Exposure
Sites with an open aspect toward the harbour often sit in a higher wind zone under NZS 3604, which affects fixings, cladding choice and how a deck or pergola gets braced. We build to the exposure your section actually has, not a standard-issue spec.
Council & Consent
Northcote falls within Auckland Council's Kaipātiki Local Board area, and older homes near the Point can sit inside special character or other planning overlays. We manage resource and building consent as part of the job, so it's one less thing for you to untangle.
